Nobu Hospitality has revealed new details of its highly anticipated Nobu Beach Inn, Barbuda, a 400-acre low-density resort and residential development set along two miles of untouched beachfront on the Caribbean island’s southwest coast.
The globally recognised luxury lifestyle brand co-founded by Robert De Niro is expanding its long-term vision for Barbuda following the 2020 debut of Nobu Barbuda, the beachfront restaurant and lounge on Princess Diana Beach that has since evolved into a destination in its own right.
Developed in partnership with James Packer and Daniel Shamoon, Nobu Beach Inn forms part of The Beach Club, Barbuda — an exclusive barefoot-luxury retreat designed to blend seamlessly into the island’s natural landscape while capturing the understated elegance of a bygone Caribbean era.
Scheduled for completion in late 2026, Nobu Beach Inn will feature just 36 bedrooms across 17 individual villas, reinforcing its low-density ethos.
The resort’s design centres on sustainability and discretion, with single-storey bungalows crafted from natural materials and woven into lush landscaping. Culinary offerings will extend beyond the Nobu restaurant concept, with plans for an oceanfront grill spotlighting locally sourced catch and an omakase sushi bar reinforcing Nobu Hospitality’s global reputation for destination dining.
Designed to immerse guests in Barbuda’s extraordinary natural environment, the resort will include a fully equipped water sports centre offering: Dinghy sailing, Water skiing, Kite surfing. Private sailboats and motor yachts will also be available for sunset cruises, beach picnics, deep-sea fishing, scuba diving and excursions to neighbouring islands.
An evolving roster of visiting wellness practitioners, DJs, fitness experts and chefs is expected to deliver a dynamic calendar of culinary, music and wellbeing experiences — further elevating Nobu Beach Inn as a year-round lifestyle destination.

For De Niro, the project carries personal significance. The actor first discovered Barbuda more than 30 years ago during a boat trip from Antigua and Barbuda. When the property became available a decade ago, he and his partners moved to bring their vision to life.
“Since I first stepped foot on Barbuda, I knew it was special. We wanted to create a place that’s comfortable, where everyone wants to gather and embrace the essence of the island. The Nobu Beach Inn is designed to complement its surroundings while maintaining the landscape’s natural beauty,” De Niro said.
Alongside the hotel component, Nobu Beach Inn will introduce 25 beachfront residences, expanding Nobu Hospitality’s growing branded residential portfolio.
Each four- or five-bedroom bungalow will feature private pools, landscaped gardens and interconnected pathways. Designed for turnkey ownership, residences will provide full access to hotel amenities and services, with the option to participate in the resort’s rental programme.
Prices start from $12 million USD, positioning the development among the Caribbean’s most exclusive beachfront property offerings.
Accessibility to the island has strengthened with the opening of Burton Nibbs International Airport in October 2024, now accommodating direct private jet arrivals and streamlined inter-island transfers.
V.C. Bird International Airport in Antigua continues to offer non-stop connections to North America and Europe approximately three hours from Miami, four hours from New York or Toronto, and seven-and-a-half hours from London. From Antigua, Nobu Beach Inn is just a 10-minute helicopter transfer away.
